An out-of-state owner, a long-term tenant, and a house she had never seen

I was referred to the owner, who lived out of state. A tenant had rented the house for many years and always paid on time, so she had no idea what condition it was in.

I went to see the house for her, and it needed a lot of work. I coordinated with her through the tenants moving out, then got the house cleaned up and ready for the market.

Just as important, I helped her understand what she was selling: the condition the house had been left in, the price that condition supported, and who the most likely buyers would be. That honest picture up front meant no surprises later.

The buyer turned out to be a veteran who knew how to fix up homes and bought it for his young, growing family. That meant a lot to the owner, because this had been her family's home. We had a smooth closing, and we never met in person. Everything was handled by phone and email, from start to finish.
