First question: which Westlake?

"Westlake Village" covers two different places. The City of Westlake Village is in Los Angeles County. But much of the original Westlake community, including homes on the Ventura side of Westlake Lake and in North Ranch, is part of the City of Thousand Oaks in Ventura County, even though the mailing address often says Westlake Village. The county line runs right through the lake.

For an estate, this matters. A probate case is generally filed in the county where the person lived, so a "Westlake Village" address can mean the Stanley Mosk Courthouse in downtown Los Angeles or the Juvenile & Probate Courthouse in Oxnard. It also changes the school district, the property tax rolls, and the county records your attorney and title company search. I confirm which side of the line a home is on before anything else.
