One of the biggest mistakes families make when they have a property going through probate is thinking they need to fix up everything before putting it on the market. Let me tell you — that is not always the case.

You usually don’t need to renovate

Depending on what’s best for your family, sometimes selling the home as-is — even with all the belongings still in it — is the best route to go. Probate buyers generally expect a property to be sold as-is, so pouring money into repairs before listing can be wasted effort.

Every scenario is different

I’ve helped families sell with all the junk still inside, and I’ve had clients who were contractors themselves go in, fix it up, and sell it as a freshly flipped property. That worked for them. The point is there’s no single right answer.

My best advice: contact a realtor before you start fixing things up. A quick conversation first can keep you from spending a lot of money you didn’t need to.

Frequently asked questions

Should I clean out and repair the home before selling? +

Not necessarily. Many probate homes sell as-is, sometimes with belongings still inside. Get advice before spending money, so you don’t over-invest.

Will an as-is probate home still attract buyers? +

Yes. Buyers generally understand probate properties are sold as-is and price their expectations accordingly.
